Search for brokerages and proptech: neighborhood guides, market queries, and listing pages that have to compete with portals. SEO, AEO, GEO, and AIO.
Buyers ask which neighborhood fits, what the market did, and which homes are actually for sale.

A brokerage that only mirrors the MLS hands those questions to Zillow, a magazine, or another agent’s blog.

## The decision happens before the showing.

Someone moving to a city does not start on your listing grid. They ask which neighborhoods have schools, a commute, or a price band they can live with. Market queries (“is it a good time”, “what did prices do”) need a date. Listing queries are crowded by portals that have the same photos and a stronger domain.

Proptech has a second problem. The product is compared in “versus” queries and in chat answers that name three vendors. If your site is a feature grid with no limits, the citation goes to the review article that made the comparison. Expired listings left indexable make the site look current when it is not.

### Neighborhood as an entity

One URL per neighborhood you actually work, with the boundaries you mean, the buyer it fits, and the buyer it does not. Agent names stay consistent with the brokerage.

### Dated market notes

A short update with the month, the metric, and the source. Last quarter’s note is archived or revised, not left as the only page about prices.

### Listing indexation

Sold and expired listings are noindexed or redirected to the neighborhood guide. The index should not be a graveyard of addresses.

### Proptech comparisons

If you sell software, the versus page names the alternatives, the team size it fits, and what it will not do. That is the page an answer can cite instead of a roundup.

2. **One neighborhood you work.** Boundaries, fit, and the current agent. A blog per agent does not split the query.
3. **Date the market.** The metric, the month, the source. An evergreen “hot market” page comes down.
4. **Retire sold inventory.** Noindex or send the address to the neighborhood guide. The index is not a graveyard.

Rarely on the head query, and we will not promise it. The page you can win is the neighborhood guide and the market note, with listings as proof inside them. The portal keeps the raw inventory query unless your domain already competes.

### How should sold listings be handled?

They should stop competing with live inventory. Noindex, or redirect to the neighborhood URL if that page still helps a buyer. Leaving thousands of sold addresses in the index wastes crawl and confuses the market story.

### Who is this for, agents or software companies?

Both, on different URLs. A brokerage needs neighborhood and market pages. A proptech company needs comparisons and a stable product name. Mixing a CRM pitch into a neighborhood guide helps neither query.

### Do AI answers cite neighborhood pages?

They cite pages that state criteria and a boundary. “Vibrant and convenient” is not a citation. A page that says who the area fits, with a date on any price claim, is.

### Should every agent have a separate blog?
